Sellers: Prepare to Earn More

VISUALIZE – You have finally decided to list your property for sale. It has been a great home to you and your family for a number of years but it is time for a change. Where do you start? First, it is always a good idea to write down your goals. What does the sale of this property mean for you? Does it mean moving closer to family or friends? Perhaps it will put your child through college or help with a purchase of a new property in a dream location. Maybe, you plan to help your parents in their retirement years. Or, you have been thinking about investing in short-term rentals. Whatever the reason(s), write them down. How quickly would you like to realize these goals? Write that time frame down as well. Be realistic. Good preparation takes time. Professional photographers and marketing materials need to be created and ready to go. The word needs to get out. The momentum needs to build.

Inventory – Write down the categories of personal items in your home. What categories must/should you thin out? Think about each item considered “decor.” If it does not go with the overall theme of the furnishings in the home, it should be out of sight or stored elsewhere. Take photos of each room. Look back at the photos and pretend you are a buyer. What stands out that does not belong? Is it cluttered or clear of personal belongings? What could you do to improve that area?

Condense – When going through a large amount of items, divvy them into 3 piles; Keep, Donate, Trash. Take all items of one category (ex: Clothing) and put into these three categories. Do this with each category until you have removed/stored desired amount of items.

Curb-Appeal – Do not forget about your yard. It is the first thing buyers see. If they see it needs work, they will assume the interior does as well.

While many homeowners compile their personal belongings in their garages until the property closes, I wouldn’t recommend it. Buyers want to visualize their cars and their garage contents in your garage. If you can find off-site storage for the items you are taking with you, it would be in your best interest and should not cost very much.
